Revaluation Information

Update 9-4-2009:  The Assessor states that all notices of assessed value after the August 25th Open Book have been mailed.  If you have not received yours, please call Associated Appraisal Consultants, Inc. at 800-721-4157.  A second Board of Review meeting has been added for September 10th beginning at 4:00 P.M.  Please call the Clerk at 839-5021 to schedule an appointment.  The Town Office will be closed on Monday September 7th (Labor Day), but Objection Forms for Real Property Assessment may be submitted in the mail slot below the posting board at the Town Hall.
 
Important:  The 2008 mill rates on the second page of the Original Notice of Assessment were mis-stated.  A second mailing was made with the correct mill rate values.  Click Here for more information.
 
In 2009, the Town is undergoing a total revaluaton of all taxable property.  The State of Wisconsin says that assessed values must be within 10% of full (market) value at least once in a 4 year period.  The Town's last revaluation was 2003.  Market values climbed in subsequent years, and the Town's assessed values were below the 90% of market value threshold in 2005, 2006, 2007 and 2008, which meant a revaluation was required in 2009.
 
The Town contracted with Associated Appraisal Consultants, Inc. to perform the revaluation, and all taxable property was inspected this spring.  Notice of the new assessed value were mailed to all taxpayers the week of August 10, 2009.   Property owners had an opportunity to meet with assessors concerning their valuation on August 25th.  If, after the Open Book session, you wish to contest your assessed value, you will need to make an appointment for Board of Review on September 9th and 10th.  Details about scheduling appointments for Board of Review were included with your notice of assessment.  You must make an appointment and file an Objection Form for Real Property Assessment form with the Clerk before or within the first two hours of the first meeting of Board of Review.
